SWHENGTEE EXPO A HIT WITH BUYERS 

Free talks and forums as well as free advice drew over 15,000 visitors to the expo despite many still in the Chinese New Year mood.

The Swhengtee 4th Annual Expo 2019 roared open with a lively lion dance performance followed by a Chinese New Year open house where many of the property industry’s VIPs, celebrities and famed speakers attended. As is typical of Swhengtee’s events, there was no shortage of entertainment and free talks and forums with some calligraphy, art and photo gallery thrown in as well.

Most importantly, developers managed to get genuine sales leads with some making a respectable number of bookings. The turnout of 15,000 visitors from all over Malaysia kept booths of developers such as ShengTai, MahSing, Gamuda, Sunsuria, YongTai, MRCB, Hatten, Ibraco, Nusmetro, Land & General, OCR, NCT, B&G pretty busy throughout the 2-day event.

“Swhengtee Expo is the one and only unique property expo that is event-and education-based, and this is proven by its many packed talks and forums,” said Dato Sri Gavin Tee, President of Swhengtee International which organised the annual event. Tee pointed out they specially held the expo during the CNY period as an “excuse to hold a CNY open house and many activity-based events such as arts performance, ‘spin and win’ and lucky draws.”

Other unique features are the non-stop forums and talks by 35 celebrity speakers which attracted record crowds with many having to stand. They include Tee himself, Wong Chui Ling, Master Paw, Dr Daniele Gambero, Koong Lin Loong, Agnes Wong, Chris Tan, Elizabeth Siew, Master Kenny Hoo, Ah Yat and Dr Alan Poon.

The topics covered every aspect of the property market such as forecast, property tax, feng shui, financing, investment as well as current issues impacting the market.

Tee added that in order to provide the best property education and consultation, they had invited AKPK to assist and guide investors and first time homebuyers in their financing issues. Mortgage people were also on hand to assist the homebuyers’ loan application while landscape designers advised homebuyers on how to beautify their homes with a homestay objective.

Also there were the proptech pioneers from Malaysia and Singapore showcasing their tech knowhow and offerings, and hoping to change the Malaysian mindset when it comes to using technology for property purposes.

PENT-UP DEMAND?

Meanwhile, commenting on the demographics of the visitors, Eric Lee, General Manager (Marketing and Sales) of Swhengtee International said that the majority of the visitors were aged 26 – 35 followed by those aged between 36 and 45. Most came from the Klang Valley.

While over half were searching for properties below RM500K, about 40% were on the lookout for properties priced in the range of RM500K – RM1 mil. They were not disappointed. Over 30 developers showcased some 40 projects, with some of these built overseas.

Next year’s expo, the 5th Annual Swhengtee Expo will coincide with Visit Malaysia 2020 hence the emphasis on tourism properties such as ecotourism, resort, homestay, hotels, serviced apartments, branded hotels and AirBnb.

Despite the prolonged challenges plaguing the industry, Tee still holds out that the right time to buy is now. This is concurred by all the forum panellists who felt that the time to buy is right now until the next few years. By 2025, one of them predicted that prices will truly be beyond many people’s reach.

Tee himself strongly believed that by then, the Malaysian market will boom.

One of the forums actually addressed this point – “Hitting bottom but no sign of recovery – to buy or not to buy?” The unanimous opinion of the panelists? “Now is the best time to buy especially for first time homebuyers due to the many incentives offered by the government and private developers.”

Held at the Mid Valley Exhibition Centre (Hall 1, 2 & 3) in Kuala Lumpur from 16th Feb – 17th Feb, some of the EXPO highlights were:
