p58cThe uber-luxurious 98 Wireless is replete with superlatives making it a natural landmark in Bangkok’s cityscape.

With a land value appreciation rate of 70% per year on Wireless Road in Bangkok compared to the 33% p.a. recorded by Silom and Sathorn Roads, any investor would rush in without a second thought. However, there is a small detail that might prevent most from staking a claim there. If you don’t mind not renting out a condominium unit that you had bought at Baht 550,000 per sq m, then you are the right type of buyer – the type who buys for keeps and prefers to stay there (in addition to your other properties elsewhere in the world).

Buying a piece of land at Wireless Road is akin to buying a goldmine – the value is bound to skyrocket the longer you keep it. Developer Sansiri Public Company Limited had acquired the 0.83 acres of land there in 2010 for a then record price of Baht 1.5 mil per sq wah. By 2017, the price is expected to almost double to Baht 2.8 mil per sq wah, reckons Chief Executive Officer and Co-founder of Sansiri, Apichart Chutrakul.


Ask any Thai whether they have heard of Sansiri and you’ll probably get a positive nod of approval, says a Bangkok-based property consultant. With over 30 years of experience delivering high quality projects, this developer has established an aura of luxury and durability. The Sansiri name commands so much trust and goodwill that even before the official launch of 98 Wireless slated for October this year, it has already sold 20% out of a total of 77 units as of March. Some of these customers had bought the developer’s first premium residential project, Baan Kai Muk condominium in Hua Hin as far back as 27 years ago, and had seen a whopping 1,150% price appreciation since. Launched at Baht 37,000 per sq m, the resale price today is an astonishing Baht 330,000 per sq m, reveals Apichart. Put simply, a Baht 7 mil property then was sold at Baht 80 mil in 2015.


The dizzying price appreciation aside, the allure of Sansiri’s projects is simply its reliability, lasting and high quality offerings. From the start, the top management was involved and nothing but the very best was planned and implemented in line with the company’s tagline of “The Best Comes as Standard”. Simply put, it means even a standard offering from Sansiri is best in class.

This includes the timeless design which recreates the grandeur of European 18th to 19th century design. It takes inspiration from the classic European Beaux-arts style — an architectural movement originated from France’s Academie des Beaux-Arts. Led by world-renowned architectural firm DWP (Design Worldwide Partnership), 98 Wireless reinterprets this classic elegant architectural style into a modern-day residence. The Beaux-arts aesthetics is translated into various different features such as opulent staircases, chandeliers, the delicate finishing on walls and ceilings and cascading water fountains.

From Italy comes the handpicked pure White Statuario and beautifully veined Carrara and Calacatta marbles while the facades are made of Portuguese Moleanos Limestone. The best American solid white-oak herringbone covers the floor while the furnishings of Ralph Lauren Home enrich the interiors.

Every unit is kitted out with top of the line appliances and hardware, including bath fixtures and fittings by LeFroy Brooks and Kallista; kitchen cabinetry by SieMatic; appliances from SubZero and Gaggenau; and hand-crafted 100% brass Baldwin door handle and lock system used in the White House and the King’s Palace.

New York award-winning interior designer Anne Carson styled the grand reception areas and three levels of amenities including a gracious tea salon and an elegant business lounge while Bangkok-based landscape architecture studio T.R.O.P. Terrain + Open Space designed the formal gardens and outdoor living spaces.

The super condominium also prides itself in being one of the few residential projects in Thailand to receive the LEED certification from the US Green Building Council for its sustainable features.

Sansiri expects 60% local buyers while the rest are expected to come from Asian countries such as Japan, Hong Kong, Singapore, Taiwan and Malaysia. “There is still plenty of upside for Bangkok’s property as it is still about one third of Hong Kong’s prices,” Apichart says.

Rising up to 25 storeys high, the Baht 8.5 bil project is anticipated to become Southeast Asia’s most exclusive address raising the bar for super luxury condominiums. Featuring two to three bedrooms and penthouses, each unit comes with a dedicated butler for every two floors and its own private lift.

The luxury of space permeates the entire building with its lobby being considered as one of the grandest in the world in the likes of the Paris Opera House. Sansiri has also prepared a Bentley limousine service, 240% of underground parking including super car parking spaces as well as concierge service by world-renowned Quintessentially.

The very plot of land where 98 Wireless is sited is one of the very last remaining freehold land on this prestigious tree-lined road which is in the neighbourhood of embassies, high-end offices, five-star hotels, a luxury mall and the best restaurants and entertainment centres. Wireless Road is considered ‘the CBD of CBD’, similar to Singapore’s Orchard Road.
